Short answer

Every number here comes from a tested rental engine fed with dated rules and data: the City of Calgary's 2026 assessment roll, suite registry and tax rate, Statistics Canada and CMHC rents, CMHC's insurance rules, OSFI's stress test and Bank of Canada rates. Each rule shows its primary source and the date we checked it.

Which rental formulas does the site use?

  • Effective income = (rent + other income) × (1 − vacancy).
  • Operating costs = property tax (assessment × 0.0066499) + insurance + condo fee + utilities you pay + repairs % and capital reserve % of rent + management % of collected rent.
  • NOI = effective income − operating costs; cap rate = NOI × 12 ÷ price; cash flow = NOI − mortgage payment; cash-on-cash = cash flow × 12 ÷ (down payment + closing costs); DSCR = NOI ÷ payment.
  • Break-even rent solves cash flow = 0 with rent-proportional costs scaling with rent.
  • Hold and IRR: rent and fixed costs grow at your rates; the contract rate is held; the sale nets value × (1 − selling costs) − balance; IRR by bisection on yearly flows.
  • Mortgage: semi-annual compounding; CMHC premium added only for owner-occupied purchases below 20% down. Source: Justice Laws, Interest Act, R.S.C. 1985, c. I-15, s. 6. Checked .
  • House hack: net cost = payment + tax + your costs + suite costs − suite rent × (1 − vacancy); qualifying adds 100% of gross suite rent to income (CMHC, 2-unit owner-occupied). Source: CMHC, Rental income in qualifying (2-unit owner-occupied: up to 100% of gross rent), effective May 22, 2024. Checked .
  • Suite refinance: insured maximum = 90% of as-improved value if under $2M; conventional maximum = 80% of current value. Source: CMHC, Refinance to add a secondary suite (fact sheet): 90% of as-improved value, under $2M, 30 years, effective January 15, 2025. Checked .

Where does the community data come from?

From the City of Calgary's open data, used under the Open Government Licence – City of Calgary ("Contains information licensed under the Open Government Licence – City of Calgary"): the 2026 Current Year Property Assessments (Parcel) roll (valuation date July 1, 2025), the Secondary Suites registry (28,057 suites; window for "last 12 months": last-12-months = completed 2025-10-01 to 2026-09-30) and Community District Boundaries for sectors. Retrieved 2026-11-01. Method: Residential (RE) land-and-improvement accounts only. Detached = R110+R111, semi/duplex = R120+R121, townhouse = R401+R402, apartment condo = R201+R301. Medians shown only where at least 5 accounts; quartiles where at least 20. Medians and counts use completed homes only (built ${COMPLETE_BY} or earlier): homes built in 2025-26 or with no build year were assessed partly built at Dec 31, 2025 and are counted separately as newHomes. 'Residual' sub-areas are excluded. Communities with fewer than 25 completed homes in these groups are omitted. Source: City of Calgary, Open Government Licence – City of Calgary (v2.1). Checked .

House rents: Statistics Canada Table 46-10-0092-01, average asking rent for a 3+ bedroom house, Calgary CMA, Q2 2026 (new leases), adapted from Statistics Canada under the Statistics Canada Open Licence; this does not constitute an endorsement. How are community rents, trends and the suite case built?

Community rents. CMHC's Rental Market Survey (October 2025) publishes purpose-built apartment and townhouse rents for ten Calgary survey zones. We assign each City community to the zone holding most of its area (City community boundaries overlaid on CMHC's zone map; 11 communities straddle two zones and are flagged). Community pages show the zone's own 1-bedroom, 2-bedroom and townhouse rents. CMHC doesn't survey houses, so a community's house rent is our estimate: Statistics Canada's Calgary house asking rent multiplied by the zone's average apartment rent divided by the CMA's (the "zone index", 0.95 to 1.08). Adapted from Canada Mortgage and Housing Corporation, Rental Market Survey, Calgary CMA, October 2025; this does not constitute an endorsement by CMHC.

Trends. 2025 medians come from the City's Historical Property Assessments dataset (4ur7-wsgc, roll year 2025, valuation date July 1, 2024), filtered like the 2026 medians (completed homes, built 2023 or earlier; old use codes mapped to the new ones). Suites by year come from the Secondary Suites registry (jwn6-r58y) to October 30, 2026. Our calculation; Open Government Licence – City of Calgary.

The suite case. An upper floor rents for less than the whole house, so a suited house is modelled as the upper unit at Statistics Canada's 2-bedroom house rent plus a 1-bedroom suite at CMHC's average (each scaled or taken from the community's zone on community pages), with $120 a month of costs the suite adds (an example). A suited house usually costs more to buy; enter the real price.

Capital cost allowance. Optional in the hold model: Class 1, 4% of the building's remaining balance a year, claimed only up to that year's net rental income, with recapture at the sale taxed as income. First-year rules are not modelled.

Rates beside the Bank of Canada averages: prime (4.70%, in effect since October 29, 2026: the Bank of Canada's 2.50% policy rate plus the usual 2.20-point spread; the Bank's weekly prime series hasn't printed it yet) and the lowest 5-year rates lenders publish for Alberta borrowers, from the MITEY network's shared lender-rate dataset (each row read off the lender's own page, with its date).

What changed, and when?

  • : Community pages rebuilt on each community's own data: CMHC survey-zone rents, 2025 → 2026 assessment and tax change (City historical roll), suites by year, and local cash-flow examples. The suite case now rents the upper unit as a 2-bedroom house and adds suite costs. Optional CCA and recapture in the hold model. Phone result bar on the calculators; embed live preview. Prime is named by the Bank of Canada's October 29, 2026 effective date.
  • : Every page opens with a short sourced answer and its own worked example from the engine; community pages gained per-community cash-flow examples, data-driven "what stands out" notes and investor takeaways. Prime and the lowest collected Alberta lender rates added beside the Bank of Canada averages.
  • : Review fixes: StatCan house rents as the default, community map and pages, insured suite refinance with an estimated CMHC premium, house-hack verdict, after-tax IRR.
  • : Site rebuilt as the Calgary investor and community calculator (MITEY site kit). Purchase calculators moved to CalgaryMortgageCalculator.ca with redirects. Community data rebuilt from the 2026 roll and the suite registry.
  • : City suite incentive programs closed.
  • : City-wide rezoning repeal in effect; Bylaw 26P2026 keeps secondary suites permitted in low-density districts.
  • : Alberta tourism levy on short-term rentals 4% → 6%.
  • : Calgary 2026 tax rates; 2026 suite permit fees.
  • : CMHC Rental Market Survey (October 2025) published.
  • : Capital gains inclusion rate increase cancelled; one-half stands.
  • : Insured refinance to add a suite (90%, under $2M) available.
